Flat leak detection in West Midlands.

A ceiling stain in a West Midlands flat does not establish which pipe or fitting is responsible. ADI investigates flats across Birmingham, Coventry, Solihull and the Black Country. In the Coventry case below, pipework tests passed in two homes, while a bath-screen test revealed water escaping onto the floor above.

Coventry: ceiling damp traced beyond the supply pipes

Water at the base of a bath screen during the Coventry spray test
Original ADI job photograph: the bath-screen area tested in the Coventry flat.

A tenant reported occasional drips through a flat’s living-room ceiling. ADI recorded high moisture readings near an earlier repair and tested the hot and cold feeds in that flat and the home above. Both sets of pipework held during testing.

In the upstairs bathroom, the bath silicone appeared sound, but water sprayed along the glass screen escaped beneath its rubber seal and ran onto the floor. The engineer considered this likely to be tracking through the structure and contributing to the damp below.

Replacement of the screen seal and resealing of the bath panel were recommended. The record does not establish a completed repair or a later successful retest.

Leaks we investigate in flats across West Midlands.

You usually notice the signs before anyone knows the source. The investigation starts with what you have seen and works back to the pipe.

Water coming through a ceiling

Arrange entry to the affected flat and the home above. The wet patch may be away from the source.

When another flat is involved

Record what your neighbour sees and agree access through the relevant occupiers or building manager.

Damp near a bathroom, kitchen or boiler

Note which fitting was used before damp appeared, and share any earlier repairs to the surrounding pipework.

How the methods help

Heating pressure that will not hold

Provide the pressure history and any boiler checks. Pressure loss alone does not identify a concealed leak.

Leak detection equipment used in West Midlands flats.

Not every method suits every leak. The engineer picks a combination based on the pipework, the building and what can be reached.

Pressure tests
The hot and cold supplies in both Coventry flats held during testing. That result directed attention away from a supply-pipe fault.
Moisture readings
Readings identified damp in the lower ceiling and upstairs bathroom. Moisture establishes an affected area, not the cause on its own.
Controlled water testing
Spraying the screen showed water escaping beneath its seal. The report retained uncertainty about its contribution to the ceiling damage.

West Midlands flat leak questions.

Answers for flat owners, landlords and residents in West Midlands. For anything specific to your building, the team can talk it through on the phone.

Does this cover the county or the wider West Midlands region?

The West Midlands county comprises Birmingham, Coventry, Dudley, Sandwell, Solihull, Walsall and Wolverhampton. It is distinct from the wider West Midlands region. Provide the property postcode to confirm survey arrangements and availability.

Can pipe tests pass while water still enters the flat?

Yes. The Coventry supplies held during testing, while a bath-screen test showed water escaping above the affected ceiling. Fittings, seals and building ingress may require separate checks.

Should I remove a bath panel before the survey?

Describe the existing access and any known restrictions when booking. Do not disturb finishes simply to prepare for the visit. Any opening up needed for investigation or repair should be agreed separately.

What information is needed for a survey quote?

Provide the full postcode, property type, symptoms, previous investigations and access restrictions. Confirm the nominated site contact and who can authorise work. The office will discuss the scope, quote and current availability.
